The Property Finder is a relatively young professional figure born in America and still little known in Italy. His main responsibility is to find the ideal property at the request of the buyer. His only client is the buyer, so it is important to underline that the Property Finder should not be confused with the real estate agent. In fact, there are many differences between these two professions.
Property Finder: origin of the term.
The term property finder or property sales agent literally means property seeker or property search agent. It is a profession that was born in the United States in the early 90s and later spread to France and England, Canada and Australia, where it took the name of Buyer Advocacy, assuming an extremely important role within the real estate market.
The “Client” of the Property Finder.
Since the property finder is a house seeker, his typical client is not the seller, but the buyer. The main task of the property finder is in fact to find, on behalf of the buyer, the property that best suits their needs, it follows that, in order to succeed in his intent, it is very important that the client indicates precisely what characteristics the property he intends to purchase must have. The client must therefore inform the property finder of the intended use of the property he wants to purchase, the type (condominium apartment, detached house, semi-detached, shop, professional studio), the geographical location, the maximum price he intends to spend, etc. Once all the necessary information has been acquired, the property finder must provide the client with a series of real estate proposals in line with his needs.
The skills of the Property Finder.
As regards the professional path, the property finder is a professional in the real estate sector, often a former agent, who from a simple intermediary transforms into a real consultant. In order to carry out this activity, it is necessary to be qualified to practice real estate brokerage after passing an exam.
Differences between a Property Finder and a Real Estate Agent
It is therefore clear that the property finder performs such specific functions that he cannot be confused with a real estate agent.
The two professional figures are distinguished above all by the following aspects:
– the real estate agent deals with the sale of the properties for which he has received the assignment and which are present in his database, while the property finder does not have any archive to draw from, his task is to “find” the perfect property for his client from time to time;
– the real estate agent generally has a very high number of clients, while the property finder, given the complexity of the assignment, works for a few buyers at a time;
– the real estate agent “limits” himself, so to speak, to facilitating the meeting between those who sell and those who buy, while the property finder acts on the specific assignment of the buyer only, to whom he provides an absolutely personalized service.
